What type of apartments do you have and what is the price?
We have all types of units. Junior Studios, Studios, 1 Bed/1 Bath, 2 Bed/2 Bath, and 3 Bed/2 Bath. Price depends on the building and can vary within the building, so please check each building’s page for current pricing.
How does the leasing process work?
Once you sign up on one of our waitlists, you will receive an email with information about the touring process and when it is starting. In Westwood, leasing at 437 Gayley Ave. (2 and 3 bedrooms) starts first and then we start on the Studios and One-Bedrooms the following week, usually in early-mid February. Once you receive a notification about tours, you schedule your tour (usually large group tours) and turn in your applications after the tour if you wish to apply. Most prospective tenants also turn in a security deposit with their applications (equal to 1-month’s rent) if they are already sure they want to live there. At 437 Gayley, there is an interview process before tenants are chosen as there are usually more applications turned in than units available. The other buildings are usually first come-first serve but sometimes require interviews when there is heavy demand for certain units. The whole process does not last more than a week, so you will know quickly whether you received an apartment or not.
Do I need a social security number or be a US Citizen to rent an apartment?
If you have a social security number, we need it to run background checks. If you are a foreign exchange student, we are happy to rent to you as well, but we will need your passport information and may require a larger security deposit.
What are your amenities?
Each building has different amenities. Please view each buildings page to see what is offered.
What is the maximum number of tenants per unit?
For Studios - 2 is the max at the listed rent rate. Add $300 for a 3rd tenant.For One Bedrooms - 3 is the max at the listed rent rated. Add $300 for a 4th tenants.For 2 Bedrooms - 4 is the max at the listed rent rate. Add $300 for a 5th Tenant. Add $600 for six tenants.For 3 Bedrooms - 6 is the max at the listed rent rate. Add $300 for a 7th tenant.
How do I sign up for a tour?
For UCLA apartments, December-January, sign up for the Waitlist first. After February, email us through the Contact Us section. First tours begin in early-mid February. If your are emailing December-early February, you will need to sign up on the waitlist and will be contacted when tours are starting. If you are writing us mid-February-April 30, we are most likely only touring studios and one-bedrooms and you can just email us to schedule a tour at info@jjparkapartments.com. If you are emailing May-September, you can inquire if there are any vacancies, but usually all units are filled by end of April in Westwood. For 11621 Mayfield Ave in Brentwood, please check that building’s page for current availability. When there are vacancies, you can just email to schedule a tour. For 626 Landfair Ave. we are currently working with an organization to fill up all rooms, but might have some available. If you are okay living in a co-op environment, you can email to inquire about vacancies. It is currently under construction, so no tours are available until August/September. For 800 Fuller St. at the University of Michigan, you can email us a 800802fuller@gmail.com to schedule a tour.
Do I need good credit?
Since we rent primarily to students who are getting their first apartment, we are accustomed to working with students who have no credit history and that’s fine. If your parents are paying for your apartment, most students will put their parents info down in the financial section to show where the money is coming from. If you are using Financial Aid to pay, you can attach your Financial Aid info to your application. Most important to us is evidence that you and your roommates can afford the apartment and that you have a clean record for the background check.
For non-student professionals, background, credit checks, and income are all taken into consideration.
How is maintenance handled at the buildings?
We have a full-time maintenance crew that works 9:00 am-5:00 pm Monday-Friday. Maintenance requests are usually taken care of within 1-2 days upon report. Onsite managers are also available for light maintenance or if you are locked out.
Are 9-month leases available, or only 1-year leases?
It depends on the building and the unit. We typically offer 9-month leases based on the school year (Sept-June) only for Studios and One-Bedrooms when available. However, most leases would be one year June/July-June/July. For 2 and 3 Bedroom units, most leases are September-September and we do not offer 9-month leases. Some 2/3 Beds are July-July. You are welcome to sublet over the summer if needed.
What is your Subletting policy?
Subletting is permitted for 3-month maximum time period with Manager approval. Sometimes longer subleasing can be permitted under unusual circumstances, but only with Manager approval.
In the event of a Pandemic can I get out of my lease?
Current government guidelines do not allow COVID-19 as an excuse to cancel a lease. Unless there is a change in government policy, leases remain binding contracts that cannot be canceled. In the event of hardship, we do work with tenants to create alternate payment plans or waive subletting limits. If you are able to find a group to replace you on the lease and they are approved, then a lease cancelation could be possible.
Are pets allowed?
We have a standard NO PET POLICY across all our buildings. Service animals are the only exception and would require proper documentation. At 800 Fuller St. in Michigan, small, quiet pets are allowed with a pet deposit.
